Home staging
A strategy that is revolutionising the real estate market

Home staging (and its impact on selling and renting properties)
Hello everyone!
I would like to share with you some interesting information about a strategy that is revolutionising the real estate market: Home Staging.
Origins of Home Staging
The concept of Home Staging originated in the United States in the 1970s, thanks to interior decorator Barb Schwarz . She coined the term and developed the technique with the goal of preparing properties for sale by making them as attractive as possible to potential buyers. Since then, this practice has proven effective and has spread worldwide.
Home Staging can make a significant difference in the sale or rental of a property. Studies show that staged homes sell 73% faster and for 20% more than their original price compared to non-staged homes. By highlighting the best features of a property and creating a positive first impression, it maximizes its appeal and facilitates its marketing.

When to use the services of a Home Stager?
Using the services of a Home Stager is particularly useful in the following situations:
Before listing a property for sale or rent: To ensure it is presented in the best possible light.
When a property has been on the market for a long time without success: A makeover can revitalize buyers’ interest.
Vacant properties: Empty spaces can be difficult for buyers to visualize. Home Staging helps bring them to life and showcase their potential.
A study by the National Association of REALTORS® (NAR) – U.S. based – shows that 83% of buyers find it easier to visualize a property as their future home when it is staged.
In a recent case in New York, a house that had been on the market for more than six months without offers received several bids in the first two weeks after Home Staging and eventually sold for 10% above the expected price.

Difference between Interior Design and Home Staging
Although Home Staging and interior design may seem similar, they have different objectives. Interior design focuses on personalizing a space according to the tastes and needs of the resident, while Home Staging aims to depersonalize the property to appeal to the largest number of potential buyers. The goal of Home Staging is to create a neutral, attractive, and welcoming environment that allows potential buyers to imagine themselves living there.
Becoming a Home Stager involves developing skills in interior design, marketing, and buyer psychology. Here are some key steps:
Training and Certification: There are specific Home Staging courses that offer recognized certifications. I got premium training in this field during my Master in Interior Design, Home Staging and 3D from Universidad Europea and Escuela Madrileña de Decoración.
Portfolio: Creating a portfolio with examples of your work is crucial to demonstrate your skills.
Networking: Connecting with real estate agents, photographers, and other professionals in the field can open many opportunities.
